Itmenaan Estate is a fairytale getaway in a peaceful rural setting in the Kumaon Himalayas. Located close to the main house is the newly built spacious two-storey Deodar Cottage. The cottage has been painstakingly built over a period of one year in traditional local architecture that involves stacking local stones one above the other without using any cementing material in a ‘dry stack’, locally called ‘kori chinai’. With a large bedroom on level-2 and a sitting room on level-1, the cottage offers stunning views of the valley and Himalayan peaks.

All rooms have king-size beds with luxurious mattresses. The traditional architecture of the walls and the roof provide for the snug insulation that is so needed during the winter season.The bathrooms are fitted with all modern fixtures and have running hot and cold water at all times. Each bathroom is fitted with a sky light to allow for the sun light to come in so that the guests can appreciate the dry stack architecture of the walls.

At Itmenaan Estate, you are served delicious and well thought out recipes that range from traditional Kumaoni, regular North Indian, to dishes from the Western world. In the sanctuary, the chance sighting of a leopard is humbling, shy yet nimble barking deer and mountain goats dot the green mountains while over 250 species of birds chirp and add music to any hike in these old forests.

Besides the beauty of the Binsar forests, the Himalayas tower majestically above us, a vantage point “Zero Point” offering a stunning 180 degree view of the world’s youngest and highest mountain ranges. The view of the Himalayas has been quoted by Bill Aitken as “the best view point” of the Himalayas in the Kumaon.

One of the three bedrooms in Mary Budden Cottage, Cosmos has a fireplace and a beautiful bathroom enriched by its wooden flooring.

The bedroom in the heart of the cottage is called Wisteria and has two large twin-size beds on either side of a fireplace. This room also has an ensuite bathroom and a cosy annexe which accommodates a spare bed.

Wild Rose bedroom, with an ensuite bathroom which has modern fittings and an ambience of luxury, further benefits from a charming annexe should there be need for an extra bed.

Cherry Blossom, one of the bedrooms in Rhododenderon cottage benefits from pinewood ceilings and an ensuite bathroom.

Large picture windows adorn Juniper bedroom. The bedroom further benefits from an ensuite bathroom.

Sensitively furnished and decorated, Cedar Suite is cosy and also has an ensuite bathroom.

Mary Budden Cottage Rhododendron Cottage

Mary Budden cottage is a heritage cottage which belonged to Mary Budden - A missionary in the area who lived there in last 19th century.

We have 03 rooms in this cottage and each room is kept warm by a fireplace or bukhari.

It can comfortably sleep six people plus two children in tastefully furnished rooms that are decorated in the spirit of elegant country living.

An intimate front porch, antique kilm carpets, rich pine wood and numerous nooks add to the charm of the cottage.

This beautiful, airy and romantic cottage has 04 rooms with beautiful views and sits comfortably in the vicinity of Mary Budden Cottage. Rhododendron Cottage is named after the beautiful red Rhododendron flower that grows wild in the Binsar forest.

Though the cottage has been recently constructed and is a modern addition to the Estate, it never loses the magic of its old colonial predecessor. It has all the amenities and is further enhanced with a larger living room, a cozy library and picture windows to bathe each room in sunlight.

Pinewood ceilings, a fireplace or bukhari and elegant furnishings adorn each room to create an ambience of serenity and homelike comfort.

The cottage has a front porch, two levels and an inner courtyard, all of which add mystery and intricacy to the beauty of the cottage.

Jungle Cottage - The Jungle Cottage borrows from the construction style of our neighbouring Van Gujjar community, with high sloping thatched roofs, and from the forest bungalows of the Raj, with deep wrap-around verandahs. Our interior rooms – living, bedroom, dressing and bath - offer Raj-inspired living, its walls adorned with wildlife plates, illustrations and lithographs. Luxuriant fabrics and safari camp style furnishings create an unforgettable ambience, with keen attention paid to details.

Jungle Family Cottage - A Jungle Cottage with a second ensuite bedroom for two grown up children or for another couple sharing. All inclusions from the cottage apply in the family suite as well.

Jungle Lodge - These 15-foot elevated lodges harken to the forest rest houses of the Raj era, offering spectacular views of the jungle, the Shivalik hills and the seasonal riverbed that hosts deer, wild hog and the occasional tiger or elephant.
